Lisbon Property Furnishing: The Challenge

Lisbon has become one of Europe's most sought-after investment property markets, and for good reason. Excellent rental yields (typically 4–7% gross), a growing international population, a thriving tech sector and one of Europe's most beautiful capitals make it an obvious choice for UK buyers looking beyond the Algarve.

But furnishing a Lisbon apartment comes with particular challenges that non-local buyers rarely anticipate. The historic Pombaline buildings that characterise areas like Chiado, Príncipe Real, Bairro Alto and Mouraria have notoriously narrow staircases and doorways — meaning oversized UK sofas and large wardrobes simply won't fit. Ceilings can be high and ornate, requiring careful consideration of scale. And many older buildings have been converted into apartments without considering practical aspects like storage.

Lisbon Studio / T0 — from €3,800

Lisbon's studio market is strong, particularly in tourist-popular areas like Intendente, Mouraria and near Avenida da Liberdade. Studio packages for Lisbon need to work hard in small spaces. We typically specify a quality sofa bed from Temahome (their fold-out range is excellent), a wall-mounted folding dining solution from IKEA Alfragide, and a complete kitchen essentials and bathroom pack. Clever storage solutions are central to every Lisbon studio design.

Lisbon T1 — from €4,500

Our most popular Lisbon package. A T1 in a desirable Lisbon neighbourhood (Estrela, Santos, Campo de Ourique, Beato) typically ranges from 45–70m². We furnish the bedroom with a compact double or queen bed, nightstands, and either a built-in wardrobe (if present in the property) or a freestanding unit that fits through Lisbon's narrow doorways. Living room furniture is chosen for scale — a 2-seater plus armchair often works better than a 3-seater. Dining is typically compact: a round table for two to four.

Lisbon T2 — from €7,500

A two-bedroom Lisbon apartment is a strong investment property. Many of our T2 clients are furnishing for short-term rental on platforms like Airbnb or Booking.com — in which case we focus on durable, easy-clean materials, flexible sleeping arrangements (sofa bed in addition to the second bedroom) and the kind of warm, characterful aesthetic that generates strong guest reviews.

We often incorporate authentic Portuguese design elements for short-term rental properties: azulejo-style tile artwork, cork accessories, local artisan ceramics and Bordado de Viana embroidered textiles. These details create a genuine sense of place that guests remember.

Lisbon Premium / Penthouse — from €12,000

For premium Lisbon properties — rooftop penthouses, renovated palaces in Lapa, or design apartments in the LX Factory area — we offer a bespoke interior design service. We collaborate with local Lisbon interior designers and source from premium Portuguese brands including Munna (hand-crafted furniture and lighting), Wewood (solid wood Portuguese furniture) and contemporary pieces from Lisbon's design galleries in Alcântara.

Lisbon Neighbourhoods: Furnishing Considerations by Area

Alfama, Mouraria, Intendente

Historic districts with genuine character but challenging building access. Expect narrow stairs, no lifts, and irregular room shapes. Modular and flat-pack furniture is often necessary. Strong demand for short-term rental — lean into the Portuguese aesthetic. Wicker, cork and azulejo accents work beautifully.

Chiado, Príncipe Real, Bairro Alto

The most prestigious central addresses. Properties here command premium rents and buyers expect premium furnishing. This is where we bring in Munna lighting, Wewood furniture and bespoke textile pieces. Budget £15,000–£25,000 for a well-furnished T2 in this area.

Parque das Nações

Modern, purpose-built development in the east of the city. Generous room sizes, lifts, modern access — furnishing is straightforward. Contemporary Scandinavian-influenced style suits this area well. Temahome excels here. Strong rental demand from tech industry workers.

Beato, Marvila, Penha de França

Lisbon's creative districts, rapidly gentrifying. Industrial-aesthetic properties (former warehouses converted to apartments) need furniture that matches the high ceilings and exposed brick. Mid-century influenced pieces, large rugs, statement lighting. Growing buyer interest from creative professionals.

Estrela, Campo de Ourique, Amoreiras

Residential, family-friendly areas popular with expats for long-term living. Practical furnishing for real daily life — comfortable sofas, proper home offices, family-scale dining. Less focused on rental aesthetics, more on liveable quality. Budget €6,000–€10,000 for a T2.

Portuguese Design in a Lisbon Apartment

One of the joys of furnishing a Lisbon apartment is the opportunity to incorporate genuinely Portuguese design elements. We actively encourage our clients to embrace the local aesthetic rather than recreating a British home in Portugal.

Azulejo tiles — hand-painted blue and white ceramic tiles — are the signature of Lisbon's visual identity. We work with tile specialists in Sintra and Almada to source authentic antique and reproduction azulejo pieces for use as wall art, splashbacks and decorative panels. A set of antique azulejos sourced from a Lisbon salvage yard makes a unique and genuinely valuable piece of Portuguese cultural heritage.

Cork — Portugal is the world's leading cork producer, and Lisbon's design community has embraced cork in innovative ways beyond the traditional wine bottle. Cork flooring, cork-topped furniture and cork wall tiles are all contemporary options that connect a property to its Portuguese surroundings.

Bordado de Viana — traditional embroidered Portuguese textiles from the Minho region make exceptional cushion covers, tablecloths and decorative hangings. We source these through artisan suppliers in northern Portugal.
